1. Initial Consultation

U1st Realty BUILDER BROKERS are just like Mortgage Brokers - except, we are advocating for the Building of New Houses, Townhouses, Town Homes, etc.

Once you’ve booked your free consultation, your consultant will be in contact to arrange your FREE CONSULTATION. This is where we sit down and discuss all your building requirements.

We will go through your budget; your New Home Requirements and Timeline details; and answer all the questions you have about building your new property. We will also talk about what our services entail and explain in detail what you can expect at each and every step of the process.

Even developers found the process tedious. Why couldn’t there be a brokerage service, just like lending but one specifically for builders?   U1st Realty Builder Brokers meet that need.

2. Land & Builder Recommendation

  • If you have not selected your Land, then we will find the land that is most suitable for meeting your requirements.

From our initial consultation, our team will process your information, analyse your requirements, and recommend 1-3 builders from our strong panel of builders that we think will be a good fit for your project.

Our recommended builders for your project are shortlisted based on their speciality, services, and location to ensure that no time is wasted getting you the best pricing and conditions.  

3. Builder Compare

After consulting our recommended builders and...

  • provided them with your budget,
  • your timeline, and
  • outlined your project criteria

The builder will contact you directly to discuss your project details further and compile a cost estimate for your build.

Don’t worry, we are with you the entire time and will guide you through the process - one step at a time! 

4. Builder Selection

The next step is to sit down and formally discuss the recommended new home builders and the customised quotes they have provided you to consider.

We will provide both expert knowledge and building advice specific to your project and answer any further questions you have at this time.

We work on your behalf throughout the entire project; however, you are in control the whole time and will have the final say on all aspects, including the builder to build your new property.  

5. Contract/s and Finance

U1st Realty will liaise with the Land Developer or Land Vendor to have your Land Purchase Contract drawn up correctly.

With the land secured, your chosen builder will prepare a building contract for you to review and sign.

At this stage, we will also work together to bring all your construction documentation together and assist you in submitting your paperwork for (land purchase and) construction finance approval.

We have preferred finance partners you can draw from or we will work with your own financier.  

6. Land Settlement & Construction Commences

With the contract signing now complete, And Unconditional Finance is achieved, your applications are submitted for building approval and construction commences on your home AFTER the land title has been transferred into your name.

U1st Realty's team will be alongside you as your project build takes place ensuring you are confident and comfortable and that everything is running smoothly.

We are also available at any time to answer any additional questions or concerns about your new build.  

7a. Owner Occupier Handover

Construction is nearing completion. We have final checks to arrange on Home quality to be completed and signed off on.

Once satisfied that your home is built and complete, and the keys are in your possession.

All that’s left to do is to move in and enjoy everything your new home has to offer.  

7b. Investor Handover

Construction is nearing completion. We have final checks to arrange on Home quality to be completed and signed off on.

A Property Management agency has been appointed and are beginning to ready your property for the Rental Market.

Once satisfied that your home is built and complete, and the keys are in your possession. All that’s left to do is for your property manager to select the right tenants, hand over the keys, and begin to collect your rental income.
